Indooroopilly plumbers for houses and unit blocks

Indooroopilly is two worlds in one: lovely old Queenslanders on the leafy streets, and unit blocks closer to the river and the shops. Both come with their own little plumbing mysteries. In a house, it's often an old pipe that's finally had enough; in a unit, it's usually the age-old question of whose pipe it actually is. Whichever one you're dealing with, we'll help you get to the bottom of it.

Our plumbers give you a clear arrival window and keep to it, and give you a fixed price before any work starts. It's your home, not our worksite, and we leave it that way.

Old Queenslanders, riverside streets and unit blocks

In the older houses, ageing sewer and water pipes are prone to tree roots and hidden leaks, and we'll track down the cause and price the fix before we start. In a unit, the first question is whose pipe it is: a fault inside your unit is generally yours, while shared pipes and connection points on common property are usually the body corporate's. Our guide on who is responsible for blocked drains explains the usual split.

Indooroopilly is really two suburbs in one: at the 2021 Census, 46.7% of homes were houses and 45.4% were units. The houses go back a long way, to the railway village of the 1880s; one listed example, a timber Queenslander on Clarence Road, dates from around 1888.

If you live near the river, see the flood section below for what to check after heavy rain.

Floods, storms and drains in Indooroopilly

Parts of Indooroopilly sit low beside the Brisbane River and were flooded in January 2011. The State Library of Queensland holds photographs from that flood of Indooroopilly homes surrounded by water, including a house in Kate Street.

After any flood, sewer and stormwater lines can be left partly blocked with silt, so slow drains or a gurgling toilet in the weeks afterwards are worth having checked (see the signs your sewer is blocked). If your property is on the river side of the suburb, look up its flood levels in Brisbane City Council's Flood Awareness Map before you renovate downstairs or add a bathroom underneath.

Before storm season, check your overflow relief gully (ORG), the small grated drain outside near the laundry or bathroom. Its job is to let sewage spill outside rather than up through your floor drains if the sewer backs up, so keep the grate clear and don't let garden beds or paving cover it. Our guide to looking after your overflow relief gully and Urban Utilities' short DIY Don video below both show what to look for. For yard drains that overflow in heavy rain, see our stormwater drain service.

Water supply in Indooroopilly

Indooroopilly is supplied by Urban Utilities. South East Queensland water is classed as hard to moderately hard, and Urban Utilities notes that hard water can cause scaling inside hot water systems and kettles.

Under Urban Utilities' rules, the property owner is responsible for the pipes on their side of the water meter and sewer connection point, and that point can be on common property rather than inside your boundary. With nearly half of Indooroopilly's homes in flats and apartments, it pays to know where your meter is before a leak happens. Urban Utilities says townhouse and unit complexes may have a meter for each unit, either near the unit or in a shared meter cabinet; your building manager can show you. Urban Utilities looks after the meter and the pipes beyond it, and leaks in the street go to their faults line on 13 23 64 (24/7).

If your water pressure drops, check Urban Utilities' service interruptions and ask a neighbour first. If they are fine, the problem is likely in your own pipes; our guide to low water pressure covers the usual causes.

About 44% of Indooroopilly homes are rented. We can't take bookings from tenants, so if you rent, please contact your property manager or landlord first.

Indooroopilly plumbing questions

Water is coming through my Indooroopilly unit's ceiling. Who's responsible? +

Where it's coming from decides it. A fault in the private pipes of the unit above is usually theirs; a shared pipe on common property is usually the body corporate's. We'll trace the source and explain it clearly so you can pass it on. Our guide on who is responsible for blocked drains explains the usual split.

What should I check after the river floods? +

Sewer and stormwater lines can be left partly blocked with silt, so watch for slow drains or a gurgling toilet in the weeks afterwards. Keep your overflow relief gully clear too, so sewage has somewhere safe to go if the line backs up.

How do I find out if my Indooroopilly street is flood prone? +

Look up your address on Brisbane City Council's Flood Awareness Map. It's worth doing before you renovate downstairs or move anything valuable under the house.

Can you check the plumbing in an old Queenslander before we buy? +

Yes. A drain camera inspection of the sewer and stormwater lines shows what you're buying underneath, and we'll price anything that needs doing so you can factor it in.
